Greenleaf was founded by Dave Codrea and Josh Friedensohn in 2008 and has since grown to include several real estate-focused business lines with a portfolio of commercial office space, multifamily communities, and triple-net (NNN) properties throughout the Southeast. Since its inception, Greenleaf has executed through the mortgage crisis, managed recapitalization projects, and experienced the gradual resurgence of the commercial real estate market.

All the while, the mission has remained the same: bring together passionate, altruistic individuals to positively impact our business and create long term profitable relationships with our partners. The investment strategy has been unwavering and simple as well: buy value-add, well-located properties and turn them into recurring cash flow for investors.

Dave Codrea

Partner, Co-Founder

Dave co‐founded Greenleaf Capital in 2008 and oversees Greenleaf’s equity funds and management businesses. He heads all operational activities of the company. On a day-to-day basis, his responsibilities include investment and financial management, capital projects oversight, accounting, and operational execution.

Dave began his career in real estate, focusing on urban rehabilitation of historic properties, specifically in value addition residential projects, requiring both physical improvements and financial structure enhancements. In addition to real estate experience, he has a background in financial consulting with Deloitte. Dave graduated from The George Washington University with a BS in Finance and an MBA in Real Estate and Urban development. He lives in Peachtree Corners with his wife and three children.

Josh Friedensohn

Partner, Co-Founder

Josh co‐founded Greenleaf Capital in 2008 and directs acquisitions and the asset life cycles. Relationships he has built with brokers, bankers, and investors have been a critical catalyst to Greenleaf’s growth. Day to day Josh heads up the capital team and continues to grow outside partnerships.

Josh started his career in large scale textiles manufacturing with Kimberly‐Clark, effectively managing raw materials and supply chain optimization around global networks of over 20 countries. In his earlier years, he focused primarily on nonprofit startups dedicated to enabling underprivileged youth to seek a brighter future. He still consults back to his nonprofits, Camp Impact (20 years) and Crazy Science Extravaganza (13 years). Josh graduated from The University of Texas with a degree in Chemical Engineering.

Andrew Ziffer

Partner NNN Holdings

Andrew has been a long-time investor with Greenleaf and in 2018 he joined the firm to launch a NNN fund. His focus is on national single tenant (NNN) properties across the Southeast.

Prior to joining Greenleaf, Andrew had a 20+ year career as an IT professional. He now owns and manages multi-family and commercial properties, and is an active volunteer in the local community and schools. He lives in Dunwoody,GA with his wife and daughter.

Nathan Etheridge

Acquisitions

Nathan joined Greenleaf in early 2018 and has since acquired nearly $75m in property across 15 deals. His focus is on value-add multifamily, multi-tenanted office and Opportunity Zone deals.

In the early part of his career, Nathan spent five years in investment consulting after graduating with a Finance degree from Georgia Tech. He lives in Atlanta with his wife and enjoys golf and home renovation.

Brett Siegel

Acquisitions

Brett recently joined Greenleaf and will focus on anchor-tenant commercial office properties. He will also be involved in with investors on capital raises.

Before starting with Greenleaf, he spent the entirety of his career in financial services, primarily WealthForge, where he assisted private equity groups to raise capital. He lives in Atlanta and is a big sports fan and avid traveler.

David lives in the Chicago area with his wife and six children. He is a graduate of the Hebrew Theological College with degrees in both Business and Judaic Studies. He devotes significant time as an advisor and is an active leader in his local community.
