NNN FUND STRATEGY
The NNN Fund strategy is to aggregate 5-10 single tenant Quick Service Restaurant (QSR), Fast Casual and Casual
Dining Restaurant NNN properties during 2019. These properties will be focused in the Southeast, in locations
exhibiting population growth over the last decade and 10k+ daily traffic count in the immediate area. +7% Cap Rates will
be targeted with strong (ideally 8%) Rent-to-Sales ratios. A key piece in the success of NNN leases is the operator, and
Greenleaf will target businesses with 5+ years of operational experience and a minimum of three locations. Value is added through well-defined rent increases, lease negotiations, and appreciating strong growth locations.
Appreciation can also be achieved through annual rental increases, cap rate compression, lease renegotiations, and/or area improvement.
